For routine, day to day maintenance, first mistake many do is that they damp-mop waxed floors. All that needs to be done is to vacuum and/or sweep regularly. However, once or twice a year, get rid of the old wax and apply a fresh new coat (of course with the help of a professional). Also, if a high-traffic area gets cloudy and no shine in between treatments, you can spot-wax the area. Try to sweep or vacuum often as dirt destroys wood floors. Placing a doormat at front door of home cuts down sweeping time as well. If you have mud or spills, try to clean them immediately as wood is easily damaged by water.
For waxing technique, start by vacuuming the floor to remove dust. Next, strip the old wax with stripper or with mineral spirits which consists of rubbing into wood and then wiping off with a clean smooth cloth. Make sure you keep the area ventilated until floor dries. After the floor is dried, apply a thin coat of wax, using an applicator or a cloth depends of wax manufacturer instructions. Let the wax dry and if you want more protection you can always apply a second coat.
For buffing, use a cloth or what is easier let professionals with buffing machines to do the jobs. Professionals are experts and know for example, to buff in the direction of the wood grain.
For simple wood floor problems, if you have white water spots, add a small amount of mineral spirits to an extra-fine steel wool pad and rub the area in circular motion. Remember to keep area ventilated until it dries. This also works for heel marks.
